What is the High-Velocity Hurricane Zone?

The Florida Building Code applies its strictest wind provisions, the High-Velocity Hurricane Zone (HVHZ), in Miami-Dade and Broward counties. In the HVHZ, exterior products such as windows, doors, storefronts, and roofing need approval for HVHZ use, commonly a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval rated for the HVHZ, and inspections are stricter. Palm Beach County is outside the HVHZ but is still a high-wind, wind-borne debris region where openings need impact protection.

Product approvals affect both price and lead time, so we confirm them during preconstruction, before storefront and window packages are ordered.

Who issues building permits in South Florida?

Each county runs a building department for its unincorporated areas, and most cities run their own, so the permitting office depends on the parcel. Submittal requirements and review steps differ between jurisdictions. We confirm the jurisdiction and its requirements before we build permitting time into the schedule.

How does FINREIT manage projects outside Tampa Bay?

Same team and same process: preconstruction, construction with weekly cost and schedule updates, and closeout. For South Florida projects we plan site visits, subcontractor coverage, and inspection scheduling up front, so distance from our Tampa base does not become a schedule risk.

Questions

Frequently asked.

Can a Tampa-based contractor legally build in Miami-Dade or Broward?

Yes. A Florida Certified General Contractor license, ours is CGC1533570, is valid statewide. Some counties and cities also require a local business tax receipt or contractor registration before permits are issued, which we handle as part of permitting.

Does FINREIT supply impact-rated storefronts and windows?

Yes. FINREIT is an authorized ES Windows dealer, and our own crews install storefronts and glass and glazing.

Can FINREIT run a rollout program across Tampa Bay and South Florida?

Yes. Rollout programs are one of our core services: one point of contact and one standard, repeated across locations.
